1. What is the purpose of this assessment
Module Learning Outcomes Being Assessed
Understand the forces underlying the determination of urban
land use and critically evaluate bid-rent models; understand
concepts of market efficiency and evaluate their applicability
in real estate markets
Demonstrate a comprehensive understanding of the principal
determinants of the demand for and the supply of
commercial, industrial and residential property
Understand the link between macroeconomic conditions to
real estate market trends
2. What is required of this assessment
You have been asked to analyze the impact of some events on real estate markets/cities/cycles,
discussing what can be said about changes in the user, investor and developer markets and urban
structure following these cases in the short- and medium-term.
Particularly, there are four different events (also considered for the presentations given in class):
Case 1: Brexit. A medium sized town in England had developed a good business with several
import/export companies mainly dealing with EU countries. Brexit was announced and
delivered.
Case 2: Planning constraints. One area in London (of your choice) has announced the release
of a significant proportion of green belt for development. This opportunity will be likely taken
by companies to develop their business, this including developers, real estate investors, etc.
Case 3: ARC Oxford. Brookfield is set to invest more than £1 billion by end of the decade to
significantly expand the former Oxford Business Park, acquired in 2021, in order to address
forecasted increasing demand for life sciences lab space in Oxfordshire.
Case 4: New Amazon HQ. Amazon has promised the creation of at least 25,000 new jobs,
3,500 of which will be based in Arlington. This means that there will be thousands of HQ2
employees looking to secure rentals in the area in the coming years.
You are required to write up a short report of 2,500 words on:
one of your choice among the three remaining, excluding the one assigned to you in class for your
presentation.
3. What is required of me in this assessment
Guidelines/details of how
to prepare your
submission
Your report should also meet the following three requirements:
Your report needs to fully address all the required
elements in your assigned project brief.
The word limit for your report is 2,500 words (excluding
appendices, references, graphs, and tables).
You report should demonstrate the ability to apply
relevant economic theory to the analysis of a real-world
problem related to land and property markets.
The report must be professional, but also of academic
standard with appropriate referencing.
You can make appropriate assumptions if needed.
Particular attention should be addressed to:
i. Relevance – the assessment relates to the use of
topics covered in the course.
ii. Ability to use critical thinking and models
presented in class.
iii. Bringing out thematic points in clear, integrated
summaries while recognising that stochastic
events mean that predictions need to be qualified.
iv. Capacity to use theoretical and conceptual
frameworks to analyse real problems.
Engage and explore relevant theories and concepts discussed in
the module. Explore the reading list and add other sources as
appropriate when researching for the essay.
The assessment criteria to
be used for marking this
piece of work
